  1. Introduction to Real Estate (GC 001)

    Part 1 – History of Real Estate
    Insights into the history of real estate and the real estate industry will be given – from early agrarian systems to modern real estate markets and systems. An overview of different international markets from around the world will be explained.

    Part 2 – Definition of Real Estate
    The course will provide a detailed definition of real estate. It will differentiate between tangible and intangible assets. Real estate can describe a profession and an industry. Therefore, the different kind of services in the real estate industry and the different players in the real estate industry will be explained and discussed.

    Part 3 – Real Estate Terminologies The most important terminologies will be discussed and explained. This provides the basis for all other courses throughout the entire curriculum.

    Part 4 – Real Estate Cycles
    How does the value of properties change over time? For real estate owners, investors, tenants etc. alike, it is important to understand the different stages or phases of a real estate cycle. Players need to understand in which stage of the cycle they are in order to make the right decisions. Different stages provide either opportunities or risks for the players in the industry. Stages are also influenced by emotions and external socio-economic factors.

  2. Introduction to the Emirate Ajman (GC 002)

    Part 1 – History of the UAE and Ajman
    Get an inside into the early history of the UAE through the eras of the Trucial Sheikhs, the Dutch era to the British era, from the rise and fall the pearling industry towards the oil era and from Sheikh Zayed and the union all the way to the independence and up to today.

    Part 2 – Ajman ruling family
    Learn everything about the Al Nuaimi tribe and their influence in the UAE and the region.Part 3 – the future of the Emirate of Ajman
    Together we will look at the vision of Ajman and the economic, cultural and business outlook in the Emirate of Ajman

  3. Introduction to the Ajman Land Department (GC 003)

    Part 1 – Overview of the Ajman Land Department
    This is a short introduction to the Department of Land and Real Estate Regulation in Ajman under the leadership of H.H. Sheikh Abdulaziz bin Humaid Al Nuaimi. It will show the organization with its key decision makers and its services.

    Part 2 – The Ajman Real Estate Market
    An overview of the different areas in Ajman and the major projects and developments.

    Part 3 – The System of Real Estate Licensing in Ajman
    Introduction and explanation of the newly introduced system of real estate licensing. The system strategically combines real estate education with a ranking and rating system, and information service system all together with a real estate portal. It will show which features will be available on the portal. It further will highlight the benefits of the different levels of education and the 5 star rating system for every stakeholder in the real estate industry in the Emirate of Ajman.

  4. Property Laws (GC 004)

    Part 1 – Introduction to law
    The first part will explain the general nature of law. This includes a look at the history of laws throughout the time. It will show different classifications of law, such as differences between public and private law and civil and common law.

    Part 2 – Introduction to property law
    In the second part the students will learn to identify the concept of property ownership, understand the difference between real property and personal property, discuss the methods of property ownership, and identify the sources of real property law.

    Part 3 – Property law in the UAEThe third part will have a closer look at the real estate laws in Ajman and in more detail at the real estate laws in Ajman including:- Amiri Decree No. (12) of 2017: In Respect of Real Estate Offices in the Emirate of AjmanPart 4 – Money Laundering
    The last part will give an overview into the illegal practice of money laundering and the implications for the economy. It will provide practical insides on how real estate professionals can prevent to be involved in the illegal act of money laundering.

  5. Code of Conduct and Ethics (GC 005)

    Part 1 – Definition
    Defining code of conduct and ethics in general and in a business or work environment. It will describe why a certain set of guiding principals, values and standards are benefitting all stakeholders who follow them.

    Part 2 – Ethics in real estate
    This part will have a closer look at specific ethical standards in the real estate industry. Why is it especially important in a service or brokerage industry, where the broker bridges the trust gab between two parties. It will be shown how ethics will help the interaction not only to clients, but also to colleagues and business partners.

    Part 3 – International and cultural differences
    In today’s multi-cultural environments, it is important to understand that ethics and code of conducts vary internationally and in different cultures.

  6. Communication Basics (GC 006)

    Part 1 Verbal Communication 1
    Understand the fundamental basics of how to communicate successfully. Understand how you communicate, where it comes from and how to adapt and develop your skills. Learn and practice to implement your new knowledge in your communication routine.

    Part 2 Verbal Communication 2
    Learn about the most important skills in verbal communication – understanding the meaning of empathy. Learn how active listening will make you more eminent, respected and as a result more successful.Part 3 Non Verbal Communication
    Non-verbal communication also called body language is one of the most important skills for everybody who is interacting with other people. People might not tell you, how they feel about you, but they will always show you through their body language. Learn how to read body language and how to control your own in order to send the right signals.

  7. Real Estate Financial basics (GC 007)

    Part 1 The Introduction
    Get to know the different ways to structure and invest in real estate from direct over pooled funds to listed products. Learn why real estate bridges the gap between fixed income and equities. Understand inflation hedging, correlation and influencing factors. How physical and financial cycles affect the real estate cycle. Learn to differentiate the specific risks such as sector risk, vacancy risk and value risk.

    Part 2 Real estate mortgages
    Learn about the basic concepts of the different mortgage types. Defining the value: appraised, estimated and actual, what are payment and debt ratios, principal and interest. Get to know the differences of mortgages markets in various countries especially within Islamic countries under the sharia law.

    Part 3 Capital Markets
    Definition of real estate space markets and real estate capital markets. This part will address the interaction between real estate space markets and real estate capital markets. Understanding of the current size and participants of the public and private, debt and equity, commercial real estate capital markets and define the types of real estate financed by the real estate capital markets.

  8. Business Acumen (GC 008)

    Part 1 – Introduction of Business Acumen
    In order to stay competitive, a quick understanding of different business situations is key. The course will provide the student a basic business sense by explaining business processes and different business terms. The student will be able to think as an employer, business owner or entrepreneur and will understand how business makes money, especially in real estate.

    Part 2 – Real Estate Mathematics
    This part of the course will go through the basics of mathematics in relation to real estate. Focus will be on calculating areas, volume, percentages, return on investment and taxes.

  9. Customer Service (GC 009)

    Part 1 – Introduction to Customer Service
    We start by defining customer service and highlight the benefits especially in the service industry. The different customer service qualities will be discussed. The course will show the major do’s and don’ts of customer service and outline the benefits of good customer service.

    Part 2 – Customer Service practical implications
    The second part of the course will look more closely at practical implications of customer service. We start by assessing the importance of the first impression. Further, different communication channels in customer service are discussed, such as customer service through telephone, through email and face-to-face. Finally the student will learn on how to deal with unsatisfied customers and will help in solving customer’s problems.

  10. Time Management and Self Organization (GC 010)

    Part 1 Time-management introduction
    After a self-assessment we look into the different types of time, you learn how to calculate your personal time value. Understand the different time management styles and learn how to deal with pros and cons of every different style.

    Part 2 Planning goals
    After you define some of your goals you learn how to set and plan them. You learn to understand why many people fail with their goals and targets and what you can make to achieve yours for sure. You learn to understand important criteria and how to put them into practice.

    Part 3 Components of time management
    Understand the various components of time management like planning, organizing, delegating, managing interruptions, scheduling and prioritizing. Learn about different methods how to prioritize between tasks and increase your work efficiency immediately.

  11. CRM Basics (GC 011)

    Part 1 – Introduction to CRM Systems
    The course will look at the importance of using a CRM system and especially in a service industry such as the real estate industry. It will show the benefits for the employees and the organizations. It will show how process can be automated to increase turnover and make processes more efficient.

    Part 2 – Management with CRM
    How can employees and organization more effectively manage leads and customers in order to generate more business? It will show how managers can generate the right sales reports and control, leads, the deal pipeline and closed deals. The CRM system can be used to improve customer service, which in turn will increase customer retention and loyalty.

  12. Setting and Achieving Goals (GC 012)

    Part 1 – Entrepreneurship
    Every successful real estate broker must develop a no excuse mindset. Learn to create an entrepreneur mindset and what risk taking has to do with it. Understand the difference between a wish and a goal and how to set and achieve the intermediate goals.

    Part 2 – How to set and achieve goals
    Why some people are very successful why others won’t? There are a couple of habits and skills all successful people have in common. Learn about these skills and habits and how you can implement them in your daily routine.
